'OAK LODGE'

This is one of the Woodland Lodges and is located in a prime spot at the end of the terrace of eight lodges, closest to the field. It can sleep up to 4 guests in two bedrooms (double and twin) and comprises: - At ground level - bedrooms and bathroom; on 1st Floor - open-plan kitchen/diner/living room with sliding doors onto secluded south-facing balcony. 

'PINE CHALET'

This is located in the Orchard Lodge complex (built in groups of 4) and enjoys a secluded spot one one corner of the site. It can sleep 4 (double bed in loft area) + bunk bedded room at ground level. There is also a 4 ft. double sofa bed in the living area which can be used on payment of a supplement.

INVENTORY OF SELF-CATERING ACCOMMODATION & SITE FACILITIES

The units are equipped with an electric cooker, microwave, fridge, kettle, toaster, crockery, cutlery, cooking pots, pans and utensils, iron & ironing board, television, bedding and electric heaters including a large storage heater for use in the colder months.  Electricity is included in the hire charge tariff.

There is an on-site laundry facility providing service washes by arrangement with reception, children’s play area, tennis court, field for exercising dogs and licensed Clubhouse (under separate management/opening times variable and cannot be guaranteed).

                                       CONDITIONS OF BOOKING

1.             A non-refundable deposit equal to one-third of the total rental, including supplements, is payable at the time of booking with the balance payable by 28 days prior to the start date of your holiday.  If the balance is not paid by the due date, it will be deemed that the hirer has cancelled.  No refund can be given if the holiday is cancelled less than 28 days before the start date of the holiday and guests are therefore advised to take out suitable holiday insurance. 

2.             If a change of dates is requested, this may be possible given sufficient notice.  There is an administration charge of £20.00 for doing this.

3.             A booking form must be completed prior to your arrival with the names of everyone staying in the accommodation.  The maximum number of people permitted to stay in each property is clearly stated and may not be exceeded and the Proprietors reserve the right to terminate the hire without notice and without refund in case of breach of this condition.

4.             Car parking is entirely at the owner’s risk.  A space for one car is provided in front of Oak Lodge and in the main car park for Pine Chalet and is included in the hire charge.  Additional vehicles/trailers must be parked in the overflow car park and paid for in advance.

5.             Pets are permitted by prior arrangement and the pet supplement is payable in advance.  Pets may not be left unattended in the lodges and are not permitted in the bedrooms or on the sofas.  Dogs must be kept on a lead at all times within the grounds around the lodges but may be allowed to run off the lead in the field.  Owners must ensure dogs do not foul the paths, verges and children’s play area, particularly because of the danger to small children.  A receptacle for dog waste is located in the field.

6.             Parents or guardians should note that a responsible adult must supervise children in the public areas, children’s play area and tennis court at all times.  The children’s play area is only for the use of children aged 15 or younger. 

7.             Nothing other than proper toilet tissue may be put down toilets to avoid blockages.

8.             Smoking is not permitted inside the lodges and smokers must not leave cigarette ends anywhere on the grounds of the site.  

9.             Bikes are not permitted inside the lodges but the Proprietors can arrange to store bikes under cover.

10.          The key for the lodge may be collected any time after 3 p.m. on the start date of the holiday and the lodge must be vacated by 10 a.m. on the departure date. If the owners are not on site on the day of arrival the key can be left in the lodge key box and a key box code will be provided and contact details of the caretakers.

11.          The local authority has certain requirements regarding rubbish disposal and each lodge has instructions regarding the separation of food waste, bottles and miscellaneous recyclable material, which should be followed.

12.          The Proprietors reserve the right to terminate the lodge hire as a result of any disruptive or abusive behaviour.  No loud music or other noisy behaviour is permitted at any time.

13.          If there are any deficiencies found in the accommmodation, the proprietors or their caretakers should be informed immediately in order that remedial action can be effected.

14.          Where both Oak Lodge and Pine Chalet are booked together the hirer should be aware that they are located in different parts of the site but are within short walking distance of each other.

15.          The hirer is responsible for the property and must take all reasonable care of it including leaving it in a clean condition upon departure and any damage must be reported and paid for.  If damage is discovered after departure of the hirer, the proprietors reserve the right to bill the hirer for any repairs, breakages or loss of items.
